Terms of Service

Effective September 27, 2026 · Product app.freehomemanager.com · Entity Scale-Right, Inc.

Plain-English notice.

Home Manager is a young product and these Terms are a good-faith first version, not yet reviewed by outside counsel. We'll update this page as that review happens. If anything here is unclear, contact us — see Section 14.

These Terms of Service (“Terms”) govern your use of Home Manager, operated by Scale-Right, Inc. (“we,” “us”). They work alongside our Privacy Policy and Information Security Policy — where either of those conflicts with this document, these Terms control.

1. Acceptance

By creating an account or using Home Manager, you agree to these Terms. If you're using it on behalf of a household or another party in a transaction, you're confirming you have the authority to accept these Terms for them too.

2. What Home Manager does

Home Manager lets you track your home, rooms, appliances, documents, and maintenance history in one place. For a home being bought or sold, it helps coordinate records between buyer, seller, and their agents. Home Manager also supports, or is building, optional connections to third-party services that a real estate agent, home inspector, or loan officer you're working with may already use — including Spectora and Keller Williams Command — so information they generate can be sent into your account. These connections are read-only against the third-party service: we don't write anything back into Spectora or Command. Nothing from a connection is added to your records until you review and accept it.

3. Eligibility and accounts

  • You must be old enough, and have the legal capacity, to accept a binding agreement where you live.
  • Use your own account. Don't share your login, and don't create an account for someone else without their permission.
  • You're responsible for your account's security and for keeping your account information accurate. Tell us right away at the contact below if you think your account has been compromised.

4. Your content

You own what you upload — your home records, photos, documents, and appliance and maintenance information (“Your Content”). We don't claim ownership of it. You grant us a limited license to host, store, back up, and display Your Content only as needed to run the features you use. We don't sell Your Content, and we don't use it to train unrelated products or for advertising.

5. Acceptable use

Please don't use Home Manager to:

  • Do anything illegal, or upload content you don't have the right to upload.
  • Upload malware or anything designed to disrupt the service or another user's data.
  • Impersonate someone else, or access another user's account or data without authorization.
  • Scrape, reverse-engineer, or abuse the service with automated tools.

A violation may lead to suspension or termination — see Section 8.

6. Third-party services and connections

Home Manager uses a small number of vendors to operate — see our Information Security Policy for the current list. For the optional Spectora and Keller Williams Command connections described in Section 2: each connection requests only read-only, least-privilege access; credentials are encrypted; a connection can be revoked at any time by the person who created it. We are completing our review of Keller Williams' API License Agreement as part of our application to their partner program, and we won't enable that connection against live Keller Williams data until that review is complete. Your use of any third-party service you connect is also governed by that service's own terms.

7. Fees

Home Manager is currently free to use. We may introduce charges for specific features in the future; if we do, we'll give you reasonable advance notice before any charge applies to you.

8. Termination

You can close your account at any time. We may suspend or terminate an account that violates these Terms or poses a security or legal risk to the service or other users — except where there's a genuine, immediate safety or security reason, we'll aim to give you reasonable advance notice and a chance to address the issue first.

9. Disclaimer of warranties

Home Manager is provided “as is.” We work to keep it accurate and running, but we don't guarantee it will be error-free or uninterrupted, and it doesn't verify the accuracy of information you or a connected third party enter. It isn't a substitute for professional inspection, appraisal, legal, or real-estate advice. To the extent the law allows, we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

10. Limitation of liability

To the extent the law allows, we won't be liable for indirect, incidental, or consequential damages arising from your use of Home Manager. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim arose, or $100, whichever is greater. Nothing here limits liability the law doesn't allow us to limit.

11. Indemnification

You agree to cover claims that arise from Your Content, your violation of these Terms, or your violation of someone else's rights. We agree to cover claims that arise directly from our own gross negligence or willful misconduct in operating the service, subject to Section 10.

12. Governing law and disputes

These Terms are governed by the laws of the state in which Scale-Right, Inc. is organized, without regard to conflict-of-laws principles. Disputes are resolved through the ordinary courts of that state — these Terms do not require arbitration or waive your right to participate in a class action.

13. Changes to these Terms

We may update these Terms as the service changes. We'll post updates here with a new effective date, and for material changes we'll try to give reasonable advance notice before they apply to you.
